Lawmakers have compromised on two California bills aimed at increasing housing supply by applying different standards to small and large counties.
The bill approved by a legislative committee Wednesday mixes proposals by Democratic Sens. Scott Wiener and Mike McGuire.
Wiener's bill aimed to build denser housing near rail, ferry and bus stops and in "jobs rich" areas typically designed for single-family homes. McGuire's bill similarly aimed to streamline development but with more limits, particularly in smaller and coastal communities.
Some requirements will apply statewide, while others will apply depending on whether a county has more than 600,000 residents.
The bill needs approval from another committee before going to the Senate floor.

Democratic Sen. Scott Wiener's bill is up for a public hearing Wednesday. It's one of a handful of housing bills before lawmakers this year attempting to slow rising rents, spur more building and ensure low-income people aren't displaced. California has 3.5 million fewer homes than it needs and prices are increasingly becoming out of reach.
Lawmakers from both parties, developers and tenants are calling for change but there's little agreement on strategy.
Wiener's bill would require communities to allow denser building near transportation and job hubs. Many local governments oppose the bill and some activists say it doesn't do enough to ensure affordability.
