Gone are the days of sacrificing comfort and style in the name of efficiency.

One of the Parade's most talked-about entries is Project One by Cross Construction, located in Bluffdale. At 14,715 square feet, it's not just the largest home in the Parade — it's also the largest certified Passive House in the world.

Passive Houses are designed for maximum energy efficiency, comfort, and air quality.

This home consumes up to 85% less energy than conventional builds and can be heated with the energy equivalent of a single hair dryer.

Despite its size, the design prioritizes function: think racquetball court, theater, spa, Hobbit-inspired playroom and meticulously controlled ventilation systems.

The project reflects a growing interest in sustainable luxury among Utah homebuyers, blending ultra-efficiency with top-tier amenities.

Design trends that define 2025

Each year, the Salt Lake Parade of Homes showcases the hottest trends on the homebuilding market today.

In 2025, builders are responding to buyer demand with the following standouts:

  • Multi-generational living: Homes incorporate private lofts and basement accessory dwelling units (ADUs), catering to families with aging parents, college students or young professionals.
  • Wellness-forward design: Cold plunges, infrared saunas and spa-like owner's suites are common this year, reflecting buyers' emphasis on health and relaxation.
  • Indoor recreation: Theaters, gyms, golf simulators and even racquetball courts are now standard in high-end homes.

Spotlight on Terraine community in West Jordan

The Parade's grand opening on Aug. 1 will take place in the Terraine community in West Jordan — a master-planned neighborhood described as "the village that thinks it's a camp."

Centered around a community hub called The Shed, Terraine offers amenities such as trails, a sledding hill, and a rotating art gallery. Its "localscape" philosophy uses native and drought-resistant landscaping to create harmony between nature and neighborhood — a theme that resonates throughout the 2025 Parade.

The Terraine cluster of homes, showcasing four different builders, will serve as a vibrant start to this year's festivities. No additional ticket is required for the kickoff celebration, which includes live music and food trucks.

Builders push the envelope

The Parade also welcomes fresh talent and first-time innovations:

For example, Hamlet Homes is showcasing two homes previously featured on a popular HGTV series, while BYA Interiors Design & Build presents a combined showroom and design studio residence.

Additionally, Kirk D Pearson Construction illustrates several real estate trends in one home with a tiny house ADU and a standalone garden bathroom. And, of course, there's the energy-efficient showstopper of the season from Cross Construction.

These entries demonstrate how builders are pushing the boundaries — not just with size or style, but also with flexibility, sustainability, and creative living solutions.

Tooele joins the Parade.

For the first time, four homes in Tooele County are featured in the Parade, a nod to Utah's growing demand for suburban living. The area's larger lots, scenic views and expanding infrastructure are drawing more homebuyers westward.

Most-wanted features in 2025

Utah buyers in 2025 are looking for homes that work smarter and harder – and you'll see their wish list illustrated throughout the Parade's 26 homes. Utah buyers' top demands include gourmet kitchens with butler's pantries; EV-ready garages; outdoor living spaces (pools and kitchens, please!); flexible layouts with lofts, bonus space or ADUs; and home theaters, gyms and courts for year-round recreation.

  • Chefs on Parade (July 29): Early access to four Parade homes paired with dishes from top local chefs. Attendees get to vote for their favorite culinary creation. Tickets: $75 at Salt Lake Parade.
  • Realtor Day (July 30): Realtors enjoy discounted access, food trucks, vendors and giveaways.
  • Parade Premier Party (July 31): An exclusive charity gala with live music, food by Park City Culinary and fireworks. Tickets are limited at Salt Lake Parade.
  • Each event adds a festive, community-oriented vibe to the otherwise self-guided tour, helping buyers and dreamers alike engage with Utah's homebuilding scene.
