The rental market has grown exponentially in the last few years, especially while the housing market has been stabilizing..... Rental properties around the country are feeling the pressure..... Marie Hansen and Bonnie Bills of Sunset Spring Apartments in St. George say staying one step ahead makes a big difference.

The big news for Sunset Springs Apartments is they're home to some of the cast members for Tuacahn Amphitheater seven months out of the year. The production company rented and furnished 20 apartments, so during the offseason, starting in November, these furnished apartments are available to seasonal residents, like sunbirds who like to winter in Southern Utah.

Not to mention, Sunset Springs provides ticket vouchers to all of their other residents, so they can see their neighbors on stage. Tuacahn has grown to be one of the top attractions in Southern Utah, with over 265,000 guests last year, second only to Zion National Park.

Sunset Springs has 124 units available for rent, and Marie says they have a low vacancy rate. They have a management team right in St. George, with a full-time, on-site manager, and a maintenance staff on hand. Sunset Springs also has a two-acre park on site for residents that is adjacent to the St. George bike path ....

This was after the community fell into disrepair about 10 years ago. Maintenance was not up to the standards Bonnie and Marie wanted to see. The people living in the apartments at the time were not the caliber they needed, and the community just wasn't safe. So, Marie says, they had to go in and clean house. They came up with a plan to be good stewards, make it a nice place and offer the community good neighbors. Marie used her background as a junior high teacher to help with the process. It took some time, but through hard work, they were able to change the old Sunset Springs Apartments and who lived there. It was a great success story, one they're proud to tell.
