As many western states strive to find a solution to the current housing shortage, modular construction is becoming more of a priority. Unlike traditional home construction, modular homes are built off-site in a controlled indoor environment and then transported and installed on a permanent foundation.

This process comes with several benefits.

Not only does it take less than half the time of on-site construction, but the Manufactured Housing Institute claims that modular homes produce "90% less waste than site-built housing."

You can move into a beautiful, cost-effective, high-quality home sooner, all while helping the environment. It's a win-win — and Salt Lake-based builder Stack Homes is leading the charge in bringing more of these modular dwelling units to the western U.S.

With their recent purchase of Modules, LLC, Stack Homes has increased their capacity to produce high-quality modular homes and accessory dwelling units (ADUs) for residential, multi-family and commercial projects. Here's how they're doing it.

Using pioneering technology to create more housing much faster

In addition to the acquisition, Stack Homes recently moved into a new 80,000-square-foot manufacturing facility in Salt Lake. The company says that this new location, complete with tech-enabled state-of-the-art production lines, will allow them to produce more than 620 homes per year. Future clients will also be able to visit the facility's beautiful design showroom, learn about the benefits of modular construction and preview completed homes.

The technology Stack Homes uses is similar to 3D printing and allows them to cut steel with accuracy to one-fourth of a centimeter. The result is a structural envelope that's built in less than a day. They also use a laser-guided assembly system to quickly and accurately sequence work and position components.

The process is faster but doesn't sacrifice quality. Each Stack Homes dwelling is meticulously designed by an expert team of architects and engineers and is built to last.

"Our volumetric steel and structurally insulated panels offer high durability and exceptional thermal insulation," Stack Homes' website states. "The build envelope is airtight, reducing exposure to the elements that contribute to building degradation over time. This results in less maintenance and increased energy efficiency for our homeowners."

Disrupting and advancing the construction industry

Former venture capitalist Sumner Douglas founded Stack Homes in 2019 after seeing an opportunity to sustainably create modern homes using the latest technology. These beautiful, functional and quick-to-market homes would provide a solution to the high demand for affordable housing. In just a few short years, Stack Homes has quickly become one of the top luxury modular home builders in the Western U.S.

"It has been in our plans to bring manufacturing in-house to deliver the best quality and timelines to our clients," Douglas said in a company press release. "Our knowledgeable team, combined with cutting-edge technology enhancements we are outfitting in our new factory, will make Stack Homes one of the most capable modular builders in the country."

Modular construction is already making a difference for people from all walks of life. For example, Stack Homes is currently building for a homeless resolution project in Salt Lake called The Other Side Village. This will provide up to 300 affordable homes in a master-planned support community that's sustained through internal enterprise.
