National builder D.R. Horton has announced plans for a major new housing development in Lehi near the Silicon Slopes Business District. Inverness is a master-planned community from D.R. Horton's luxury series, and comprises approximately 1,200 acres set on a south-facing hill north of the Timpanogos Highway.
Inverness will also be home to the new Lehi Utah Temple and a meetinghouse for The Church of Jesus Christ of Latter-day Saints. Viewpoint Middle School and Belmont Elementary School are adjacent to the property. Homes will be for sale starting in January 2025 at 174 W. Skara Brae Blvd.
Inverness is the culmination of years of planning to develop land in a booming area of Lehi. It's near Interstate 15 and adjacent to the Texas Instruments fabrication plant formerly owned by Micron Technology. The prime location provides quick access to transportation, education, shopping and healthcare, as well as stunning views, said D.R. Horton Salt Lake Division President Boyd Martin.
"This location is unbeatable," said Martin. "This is going to be a shining community on a hill, with breathtaking views wherever you look. We've had significant interest in the homes even before they have been available to purchase."

In the past 20 years, Lehi has evolved from a small farming community to a major economic engine for the state, said Mayor Mark Johnson. This growth has provided significant opportunities for its residents, he said. "We seldom must leave our community to find what we need, be it goods, services, education, recreation or entertainment."
Inverness "will offer exciting opportunities for new homeownership in the scenic hills above Lehi" and will provide a substantial base of retail and community expansion, said Mayor Johnson. "I believe this development to be an important addition to our great city," he said.
Luxury living, breathtaking views
Inverness's luxury homes will feature high-end finishes and appliances, with large windows to take advantage of the views of Utah Valley, the Wasatch Mountains, and Utah Lake. The majority of homes will also have a viewpoint where you can see through to the front and back of the house from the same location. Homes in the first phase will be single family and twin homes, with plans for townhomes, cottages and an active adult community in future phases. The townhomes will have landscaping maintained through a community homeowners' association.

Many of the new homes in Inverness will have views of the to-be-constructed Lehi Utah Temple, which President Russell M. Nelson of The Church of Jesus Christ of Latter-day Saints announced on April 7, 2024, during the faith's General Conference. Planned community amenities include three pools, a splash pad and a clubhouse. Inverness is also planned to have pickleball and basketball courts, as well as community playgrounds, an amphitheater, a cornhole plaza, and a terra park. For added recreational opportunities, Inverness will have miles of paved trails and mountain biking trails and access to Utah's Bonneville Shoreline Trail. All these amenities are planned so that neighbors, friends and families will have opportunities to socialize and spend time together, said Martin.

Patterned after Scottish Highland city
Inverness is named for a city in Scotland that is considered the cultural capital of the Scottish Highlands. D.R. Horton wants its master-planned community to have walkability and charm like the compact Scottish town, Martin said. Utah's Inverness will have a consistent, modern look throughout the development, with streets named to pay homage to its Scottish namesake. Monuments in the master-planned community are symbols of the Neolithic standing stone circles found in Scotland.
All new homes in Inverness will be built with the signature emphasis on value, quality and customer service that have made D.R. Horton the largest builder by volume in the state of Utah, as well as in the nation, Martin said.
