This is Fred Ball, Zions Bank, speaking on business.
Have you ever fantasized about owning a home in a beautiful, remote, scenic area on a beautiful river? You would if you had seen, like I did, a gorgeous development on the Colorado River about 30 miles North of Moab.
The Rio Colorado is located on scenic highway 128 between Moab and Grand Junction, Colorado and is in some of the most spectacular color country you can imagine. This is the only place with river front lots on the entire Colorado River.
John Ogden created this development three years ago. He had previously been very involved with major building activity in the Las Vegas area. He has been involved with the construction of over 3500 homes during the past nine years in Clark County, Nevada. John was actively engaged in over 175 different subdivisions and one day he decided that he was (in his words) "Toasted" and decided he didn't need that hectic pace anymore.
His project in Dewey is much smaller that he is accustomed to but every bit as exciting. There are only 20 lots but 13 of them are right on the riverfront. The project has its own culinary water and water treatment plant. There are strict building covenants and each home will have a minimum of 1850 square feet and a two-car garage. The exterior colors and architectural designs must conform to the stipulations of the developer. This remote site will have all of the amenities of a big city development but all of the advantageous of a secluded, rural setting.
John is not a builder. He is selling the lots and will arrange for a contractor for the owner. He emphasized to me that he really is not in the business of selling the lots. "I'm selling a life style," he said. Most prospects and buyers are people of retirement age who are seeking a very special place for a residence or couples who really want a special second home.
The lots range in price from $100,000 to $550,000 and if you could see them, you would agree that if you were in the market for a retirement or second home site, that this is a spectacular spot. John Ogden may have left the electric environment of Las Vegas but this project, though small, has all of the glamour and excitement of the big city.
