The Project Accountant is responsible for assisting the CFO and the VP of Construction in all accounting activities associated with the construction of apartment communities. The Project Accountant will play a key role in the construction process by bringing cost control, management, and reporting expertise to the Construction Management Department. This position offers interaction with the VP Construction and Project Managers, who will rely on the Project Accountant for timely and accurate cost information.
Construction Draw/Accounts Payable Management: Audit monthly construction AIA G702/G703 billings (draws) from general contractors. Identify deficiencies in draw documentation and coordinate with general contractors staff to obtain all items necessary for draw approval. Project Accountant will process and approve individual contractor/consultant invoices and submit them to the corporate AP department for payment. For all projects, the Project Accountant will be responsible for receipt and organization of lien releases from contractors.
Job Cost Reporting System: Project Accountant will be responsible for the entry, management, and reporting of cost information through the job costing system. Currently this information is tracked through an Excel spreadsheet, but the Project Cost Accountant will be help to evaluate, recommend, and implement a fully integrated accounting/job costing/project management software package for use on future projects. The most likely software candidates will be Timberline or Master Builder.
Contract Management: The Project Accountant should be familiar with construction contracts and change orders in order to integrate contract cost information into the job cost system. Also will use contract information to properly account for retention billings and remaining to pay schedules.
General Ledger: The Project Accountant will be responsible for maintaining the general ledger of assigned projects in order to produce accurate financial reporting.
RequirementsMust have a minimum of two years accounting experience; construction or real estate experience highly preferred.
