Essential Functions/Tasks 1. Review and maintain operating financial reports on a monthly basis, or more frequently as needed, with Sr. Property Manager to identify any abnormalities and make recommendations for improving the net operating income and cash flow for each property. Develop a solid understanding of what drives long-term property value. 2. Prepare and review with Sr. Property Manager and General Manager a monthly operating status report to include variances between budget-to-actual status for operations, maintenance, and construction activities. 3. Perform accounting entries and maintain a complete set of accounting records for multiple real estate single purpose entities. Management Activities 1. Manage and control policies for documentation, billing, auditing and financial accountability processes for park activities. 2. Remain current with best property management practices by attending seminars and meetings for IREM, BOMA, IFMA and related. Operating Activities 1. Lease administration - review for compliance, notification, updates, renewals, escalations, late charges, statements and insurance compliance. 2. Review set-up of new tenants, move-in, move-out lists. Review new leases for content. 3. Develop and monitor property operating and capital budgets. Review monthly operating statements - look for variances and forward adjustments to accounting. Prepare monthly management report for ownership. Maintain overall responsibility for monthly operating expenses. 4. Review tenant escalation charges and CAM adjustments. Research and review historical information and prior year budgets. 5. Fulfill special projects as necessary and assigned by the Sr. Property Manager or General Manager.

Experience - Three-five years of commercial real estate accounting/property management in primarily office or commercial properties. - Strong knowledge of Yardi Voyager (or the like) Property Management Software. Three-five years hands on responsibility of accounting entries, pulling reports, preparing CAM budgets, reconciling CAM budgets, and completing monthly bank reconciliations. Operating Skills - Knowledge and understanding of real estate budgets, finance, accounting practices and procedures. - Computer literacy with spreadsheets, word processing, and property management systems. - Good math and analytical skills. - Strong administrative skills. - Ability to assimilate new information. Management Skills - Ability to handle multiple tasks, coordinate, manage and communicate efficiently and effectively. - Effective verbal and written communication skills. - Strong organizational skills and ability to remain composed and flexible. - Trustworthy and dependable.
