LEASING AGENT
JOB SUMMARY: The Leasing Agent is responsible for leasing and pre-leasing apartments at maximum rent levels and implementing the communitys marketing plan. The Leasing Agent will also review applications, prepare lease paperwork, review the lease and other move -in paperwork with new residents and assist in coordination resident activities and all other related office functions.
Close the majority of the property leases
Prepare and maintain complete resident and other general files
Type memos, letters & notices.
Enter traffic and demographic data into Onesite
Take & enter maintenance service requests into Onesite and follow up on work order.
Be knowledgeable concerning approved leasing techniques, property rental information, management procedures and community policies.
Assist in showing units and screening applicants.
Keep an inventory of office supplies.
Track the progress of Move-ins & Move-Outs
Schedule apartment cleanings
Report any unusual or extraordinary circumstances regarding the residents or the property.
Follow all OSHA (Occupational Safety & Health Act) and company safety standards & policies.
Assist Property manager in collection of rents & preparation of notices.
Assist property manager in the preparation of the Comparable Market Analysis. (CMA)
Maintain a good rapport with residents with residents & prospective residents.
Help the Assistant Manager in resident retention programs including knowing the names of residents, and coordinating and scheduling monthly resident activities.
Maintain a CLEAN, organized, and inviting office and clubhouse.
Ensure a professional appearance and manner of oneself.
Assist Assistant Manager and Property Manager in all other duties needed to obtain community and company objectives.
The leasing agent should be able to perform each essential job responsibility and duty. He/She should have had previous work experience. He/She must have good reasoning and problem solving skills and be able to deal with conflict situations. Strong leadership, organization, and time management, sales and customer service skills are also essential. He/She should be able to communicate effectively and professionally and present information to customers, residents, and other employees of the company. He/She must have the ability to read accounting ledgers and calculate figures and amounts such as discounts, pro-rations, etc. Computer literacy or the ability to learn is also required. An outgoing and friendly personality is required.
The leasing agent is expected to be available on-call for emergency situations after hours and weekends. Traveling for meetings and training events is required. Professional attire and grooming is required. Essential functions may require occasional lifting, interior and exterior work, working with equipment and/or chemicals
