Job Description
MAINTENANCE JOB DESCRIPTION
JOB DESCRIPTION:
The Property Maintenance Employee will be responsible for the day to day maintenance of all buildings, structures, and common areas of the multi-family property at Suncrest, under the supervision of the Property Site Manager.
Areas of responsibility to include (but not limited to):
• Repair and maintain paint, carpet, appliances, plumbing, heating & air conditioning and grounds
• Perform daily maintenance of all common areas on the interior and exterior of all buildings
REQUIREMENTS:
• Working with the Site Manager in managing all maintenance-related and capital improvement activities within the assigned property.
• Responsible for the completion of all maintenance service requests as assigned
• Schedule and complete any “Preventative Maintenance”.
• Complete the “make ready” process of vacant apartments as directed by the Site Manager
• Maintain inventory controls for cost effective operations
• Work within expense limits established for the property
• Assisting Site Manager in carrying out the implementation of various policies, standards, procedures and programs relating to the overall maintenance and upkeep of the property.
• Develop scopes of work for small improvements/services and seek out qualified contractors to bid the work , then assist in monitoring all work being performed by outside contractors as approved by Site Manager/Owner
• Developing and maintaining relationships with vendors, negotiating pricing, collaborating on approved vendor list.
• Responsible for 24-hour emergency maintenance service as scheduled
• Carry cell phone as required for on –call maintenance
• Monitor and maintain all building systems as assigned
• Complete grounds work as directed by Site Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas as well as snow removal in the winter months.
• Responsible for alerting Site Manager of any unusual occurrence and or damage that have taken place or that may occur.
• Complete payroll time sheets and mileage reimbursement and submit to Site Manager for approval.
• Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
• Assure that safety standards and MSDS data complies with all company, local, City, State and Federal guidelines
• Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
• Follow established company policies and those outlined in the Employee Handbook.
• Ability to lift up to 100 lbs occasionally, 25 to 50 lbs frequently, and 10 to 20 lbs constantly. Ability to climb ladders 1-20 feet high, crawl into small and tight places, have good eye hand coordination, able to bend, twist, reach and stand for long periods of time, with stand extreme hot and cold temperatures.
• Works with Site Manager to meet and exceed the needs of the property and assist in regular inspections of units.
You must be proud of the environment you control; be detail oriented and hard working. Have a positive attitude with a smile is a must, due to the fact that this role is a front line position to residents, other personnel and customers.

Requirements
MUST want part time, 20-25 hours per week. Must be honest, clean cut, have good customer service since you will be working with tenants. MUST be skilled in plumbing, sprinkling systems, drywall repair, electrical,paint,replacing toilets and water heaters. Must be skilled in using hand and power tools, drills, saws etc. Must be able to bend, reach, stoop, climb ladders, walk and lift up to 100 lbs. This is a 60 unit complex that needs someone who takes pride in their work and doesn't believe in cutting corners.
