JOB SUMMARY: The Maintenance Tech is responsible for safely assisting the Maintenance Supervisor in maintaining the physical condition and appearance of the community in an efficient and cost effective manner. RESPONSIBILITIES and DUTIES: ???Responsible to assist The Maintenance Supervisor in all maintenance improvement projects ???Maintain the upkeep and repair of the property and grounds ???Periodically inspect all units, buildings, and common areas, performing repairs & janitorial duties as needed. ???Prepare vacant apartments for occupancy thoroughly and efficiently. ???Perform work order requests promptly according to company policy. ???Responsible for the care, maintenance, and inventory of all supplies, tools and equipment. Oversee proper maintenance of landscaping including ensuring: Healthy cut & green grass, edge & weed flowerbed areas, properly placed, timed and running sprinklers, health tree, shrubs and other plants. ???Keep accurate records regarding preventative maintenance, work orders, apartment refurbishing, inspections and inventories. ???Complete seasonal maintenance such as: Start up an shut down of sprinkling system, pool & Hot tub area. ???Report unusual or extraordinary circumstances regarding the property or residents. ???Be aware & operate within OSHA standards and company policies at all times. ???Remain knowledgeable concerning company & community policies. ???Have knowledge regarding emergency shut off valves and sewer clean out valves and locations. ??? Clean & secure work areas, storage areas, tools & equipment. ??? Picking up any trash on the property each morning and keeping stairwells clean and power washed. Essential responsibilities along with other policy & procedures as outlined per property are not limited to the above.

QUALIFICATIONS and REQUIREMENTS: The maintenance Tech should be able to perform each essential job responsibility and duty. He/She should have had previous property management maintenance or related experience. He/She must have good reasoning and problem solving skills and be able to deal with conflict situations. Organization and time management, sales and customer service skills are also essential. He/She should be able to communicate effectively with residents, vendors and other employees of the company. CPO certified is a plus The maintenance Tech is expected to be available 24 hours a day, 7 days a week for on-call maintenance and emergency situations including after hours, weekends and holidays. Traveling for meetings and training events is required. Professional attire and grooming is required. Essential functions may require lifting a minimum of 75 lbs., internal and external work, working with equipment and/or chemicals.
