Research Specialist General Description: Commerce Real Estate Solutions is currently recruiting for a full-time Research Specialist in our Provo office. The position provides support to the Research function on a local and national basis. This person will gain an understanding of the commercial real estate business and service lines as well as the commercial real estate industry. The Research Specialist will provide internal and external clientele with statistical information on commercial properties.
Relocation costs may be covered.
Experience Requirements: BA/BS (preferred) or equivalent experience Research and analytical experience preferred Computer proficiency in MS Office, including Excel, Word, Access and PowerPoint Good organizational skills including the ability to multi-task and prioritize effectively Ability to work independently or in a team environment on assigned projects Attention to detail Good communication skills and the ability to interact with both internal and external clients Understanding of a proprietary database as to input and output Ability to effectively perform tasks and demonstrate a high level of proficiency in all related software Preparation of absorption study for all commercial real estate space on a quarterly basis Basic knowledge of commercial real estate terms, and definitions Basic understanding of statistical calculations involved in correctly reporting vacancy rates, absorption, construction, rental rates, leasing, sales activity, renovation and proposed activity Responsibilities: Perform primary research duties on buildings that are built, under construction, proposed or under renovation Call on available properties, update proprietary database as applicable Track new construction, renovations and completions, leases and sales, tenant movements, direct and sublet space, etc. Assist with beginning of year changes including class changes, building deletions, and property type changes Collect, maintain and review articles relevant from all Real Estate sources for database implementation and market knowledge Maintain historical archives of building level data and market/submarket statistics via historical spreadsheet Compile quarterly statistics for use internally and externally under the direction of the Research Director Maintain and coordinate publications for Research use (internet and hardcopy) and remain knowledgeable of other research resources. May maintain tenant rosters and development of stacking plans Gather and format information for Research requests Follow up on availability, lease, and sale surveys Assists in creating and populating photo databases where applicable Canvas and/or phone canvas buildings in order to populate tenant database and derive stacking plans where applicable Collect floor plans for propriety database where applicable Interface with GIS department in acquiring and adding to research capabilities in all Commerce markets
