PARK CITY — A civil jury awarded a homeowners association $1.8 million in damages this week after ruling a developer failed to meet building codes or protect the condominiums from water damage.

Lodges at Bear Hollow Condominium Association sued Bear Hollow Restoration in 2011 after discovering significant water damage on the exteriors of the three buildings holding the condominiums.

Court records show a forensic building specialist determined Bear Hollow Restoration and parent company Hamlet Homes committed several building violations and failed to meet essential construction standards necessary for protecting walls from water damage. Hamlet Homes is based in Salt Lake City.

An eight-person jury returned a verdict after a five-day trial Tuesday, finding there were falling stones on the stone veneer of the condominiums’ exterior that rendered the buildings unsafe. The jury also ruled water-damaged walls threatened the structural makeup of the buildings and that the 97 condominiums were in danger of losing their fire safety rating.

Construction began on the condominiums, located near Kimball Junction, in 2006. Residents populated most of the units by the end of 2009, according documents.

“We’ll put the funds to good use in repairing the property damage as soon as the association receives the funds,” Roy Hood, condominium association president, said in a prepared statement Thursday.
